Concept Plan For Izett Property (part 2)


The following diagrams and narrative description has been provided by Langley architect Ross Chapin who has been working as a consultant to the interested developer, Earl Bangston. Ross presented this material at the Imagine Langley Town Meeting, Monday, June 6, 2005.

Development on the Izett Land

The following comments are a narrative of Site Plan v.3.3, describing the main concepts and intent.

 

Starting along Anderson Road: we have held back the houses along the road (Area A) to preserve trees and create space for a meandering path. On the adjacent lots we propose small backyard cottages (see Plans on www.rosschapin.com) viewable through the trees, with the larger houses seen behind them. The intent is to preserve the rural character along Anderson Road and create an inviting sense of scale.

 

At the main entry way (B) we again hold the buildings back from the street to preserve the rural character and create a softer entry into the neighborhood. The landscaped area (C) to the north of the existing house is preserved in its current form and combined with an open space area in front of a cluster of buildings to the north (D).

 

We propose that the existing Izett residence be added onto and transformed into townhouses (E). It is likely that there will be views of Puget Sound from these dwellings. The townhouse addition integrates the existing house within the surrounding neighborhood.  To the south of the existing house we propose a courtyard (F) edged with single story non-retail small businesses (G). On the east side of the courtyard is the “neighborhood living room” and outdoor covered porch (H), used as a coffee & tea get-together space, and potlucks and meetings.

 

Surrounding this core is a walkable service alley where we imagine garages with some accessory living units above on the private lots. Alleys, in general, would draw on the aesthetics of existing alleyways that crisscross Langley.

Given the contours it may be possible to park underneath the office structures on the east side of the courtyard. The small building to the east of the existing house (I) could have a small residence above affording fabulous views.
